House Levelling in Newcastle

House levelling brings a floor or slab back towards level, and the first question is why it moved. The NSW Regulation's list of residential building trade categories does not use the words house levelling, so what a job counts as decides which rules apply.

What house levelling in Newcastle actually involves

A floor or slab can settle, tilt or step for the reasons CSIRO lists for footings: saturated or eroded ground, water service and stormwater failures, and the ground moving under the building. Methods on offer include underpinning, restumping and resin injection to lift a slab. Which fits depends on what moved and why, and the sources we read can say what they say about each, not which is better.

Which surface moved?

A spirit level shows whether a surface is level. It does not show whether the footing, the floor frame or the slab beneath has moved. Ask which surface the provider found had moved, how they measured it, and whether anything will be checked after a lift. The University of Newcastle notes that injected resin can over-lift a foundation if the soil is wetted again later, so a lift is not the end of the question.

The state's soil-landscape reports for the units mapped across Newcastle read differently. The Hexham Swamp unit's rates its foundation hazard high, because of deep, waterlogged, highly plastic, organic soils with high shrink-swell, and the Hamilton unit's rates it generally low, though it may be moderate on clay fan deposits. They describe landscapes, not lots, and none says a given floor has moved. Whether levelling needs approval in a Mine Subsidence District is not settled by any page we read: the regulator's policy names the erection or alteration of an improvement and says nothing about levelling.
