Cost

How much does underpinning cost in Newcastle?

We set no price, and no government source we read publishes one. One Newcastle business publishes bands that depend on the method; the costs page gives them, with the dates read.

Why do quotes for the same house differ?

Often because each assumes a different cause. A quote turns on what moved, how far, how the footing can be reached and which method is chosen, and CSIRO says remediation of footings is generally the realm of a specialist consultant. Ask each provider which cause its quote rests on.

    The council's plan describes the order differently: approval sought before the development application is lodged, with stamped plans submitted with it. Both are recorded and neither is resolved.

Process

Where does my enquiry go?

To one independent provider covering your part of Newcastle, who contacts you to see the house and quote. It costs you nothing, and if no provider can take the job we tell you.

How do I check a contractor's licence?

Ask for the licence number and the categories it covers, and which one the job is done under. The Home Building Regulation lists underpinning or piering as a trade category, and a licence is needed above A$5,000. Restumping is not a category of its own.

Timing

How quickly can someone get to me?

We cannot promise a time. It depends on the provider's bookings and on any approval the work needs.

Can I wait and watch a crack?

Sometimes. CSIRO says cracking from local shear or erosion usually keeps developing until its cause is remedied, and that monitoring of cracks in walls and floors should always be treated seriously. Most cracking in masonry walls, it adds, is a cosmetic nuisance only.

Permits and approvals

Does underpinning need approval in Newcastle?

That depends on the land and the work. Part of the city is inside a declared Mine Subsidence District, where Subsidence Advisory NSW says approval is needed to build or subdivide and its policy names the erection or alteration of an improvement. No source we read says underpinning as such needs, or does not need, that approval or a development application. The regulator, the council or a certifier can say what a given house needs.
