Underpinning around Wallsend

We asked the state's district layer and its soil-landscape map what they return at five points across Wallsend. The district layer returned NEWCASTLE at four points and no district at the fifth. The soil map returned the Killingworth unit at three points and the Hexham Swamp and Cedar Hill units at one each. The state's report for the Killingworth unit lists Mine Subsidence District among its limitations and calls its foundation hazard generally low, with a localised moderate hazard where high shrink-swell subsoils occur. The report for the Hexham Swamp unit rates foundation hazard high, because of deep, waterlogged, highly plastic, organic soils with high shrink-swell.

The fifth point is the reason this page exists: in a suburb split between district and no district, a neighbour's answer may not be yours, and the regulator says to use its Spatial Viewer for a property. One point on the Hexham Swamp unit does not say any Wallsend lot sits on it. We did not read the Cedar Hill report.

Permits and City of Newcastle rules

Where a Wallsend lot is inside the district, the regulator says its approval is needed to build or subdivide, its Merit Assessment Policy says any erection or alteration of an improvement needs it, and it states two decision times: 7 calendar days for guideline-compliant applications and 40 calendar days for merit determinations, with exceptions. Whether foundation repair is an alteration of an improvement is not stated on any page we read, and the council's plan, section B3, applies only to land in a proclaimed district.
